level 3 building surveys

Experience calls for the best

Although the RICS categorise surveys by ‘levels’ ranging from 1 to 3, we only offer a Level 3, Full Structural Survey as any upfront costs always outweigh potential risk.

Decades of experience

Avoid the stress of uncertainty when buying property

The purchase of a new home or other property type, can be a stressful and un-nerving experience. WATTS || HOLT have decades of experience to help and guide you.

When a mortgage is required to purchase a property, the lender will have their own valuer visit to ensure that their loan is adequately secured. People often confuse this brief valuation report with a survey but they are very different.

Most mortgage valuations consist of a twenty-minute inspection and a report that, at best, will give you a few lines of general advice. however, the main purpose of these inspections is to protect the mortgage lender against risky lending

A building survey will allow you to enter in to the purchase with your eyes open, instead of just to relying on a valuation.

A survey can save you money. If problems are highlighted that you could not have been aware of when your offer was agreed, you should be able to re-negotiate the sale price to reflect the cost of necessary repairs. Of course, you may decide that you don’t want to buy it at which is common.

A Level 3 is a Building Survey, (or sometimes known as a full structural report), is a very detailed report and from experience is the only survey type that we provide. This inspection is a non-destructive examination to avoid the property being damaged, but within these limitations, the survey will be very comprehensive.

One step ahead

Spot long term problems before you buy

A building survey not only describes the visible defects but considers the longer-term potential problems caused by hidden flaws and provides an outline of repair options and the likely consequences of inactivity. Our reports offer a list of essential repairs or considerations at the end of the report to highlight our most significant findings, for your quick reference.

Always ahead of the game

Current techniques for the best protection

Because we are regulated by the RICS, we follow strict rules of conduct – including having in place insurance to protect you – our surveyors must update their skills and knowledge throughout their careers so you can rely on their expertise and you are protected by a complaints procedure and access to independent redress through an Ombudsman scheme.
